Can I live in a park home all year round?
Yes, provided the home is located on a residential park licensed for permanent occupation. Holiday parks operate differently, so always check the site licence and terms before buying.
Can you get a mortgage on a park home?
Traditional residential mortgages are not normally used to buy park homes. Specialist park home finance may be available instead, depending on the home, lender and your personal circumstances.
Do I own the land underneath my park home?
Usually not. You own the park home itself, while paying a pitch fee for the right to occupy the land it sits on.
Do park homes pay council tax?
Yes. Residential park homes are generally subject to council tax, which is paid to the local authority.
Should I have a park home surveyed before buying?
A survey is not compulsory, but it can be a sensible step, particularly when buying an older home. A specialist park home survey may help identify issues before you complete the purchase.
Buying a Park Home
What is a pitch fee?
A pitch fee is the regular payment made to the park owner for the right to keep your home on its pitch. Pitch fees can generally be reviewed once a year under the applicable rules.
Are utilities included in the pitch fee?
Not necessarily. Water, gas and electricity may be charged separately depending on the park and how services are supplied. Always check the individual park’s charges before buying.
Does the park owner receive commission when I sell?
For qualifying residential park home sales in England, the park owner can currently receive commission of up to 10% of the selling price. The government launched a review of the commission system in March 2026, so sellers should check the latest rules before completing a sale.
Do park homes need an EPC?
Park homes do not currently require an Energy Performance Certificate in the same way as conventional residential property.
