360 Park Homes · Seller guidance & listing rules

Seller & Listing Terms

The standards for advertising a park home fairly, keeping information up to date and responding to interested buyers through 360 Park Homes.

Version 1.0Effective date: 20 October 2026United Kingdom

Key points at a glance. Standard property listings are currently free. Private sellers are normally reviewed before publication, while approved estate agencies may publish their own listings. Advertisers are responsible for accurate property information, a genuine right to advertise and promptly updating availability. 360 Park Homes is a marketplace, not the agent or party conducting the sale.

These Seller Terms supplement our Website Terms & Conditions. Please read both before creating or managing a listing.

1. Scope and acceptance

These Seller & Listing Terms (the “Seller Terms”) apply when an individual or business creates, submits, manages or promotes a property advertisement (a “Listing”) on 360parkhomes.com (the “Website”). They supplement our Website Terms & Conditions, Privacy Policy and, where relevant, the terms of an optional paid product.

By submitting a Listing, you confirm that you have read and agree to these Seller Terms, whether you advertise your own home or act with authority for a seller, estate agency, park operator or manufacturer. Where the terms conflict, specific agreed terms for an optional paid service govern that service; nothing here removes statutory rights.

2. Who operates the platform

The Website is operated by Ostend Company Ltd, trading as 360 Park Homes (referred to as “we”, “us” and “our”).

Legal company: Ostend Company Ltd
Company number: 17533666
Registered office: 167–169 Great Portland Street, 5th Floor, London, W1W 5PF
Registered in: England and Wales
Trading name: 360 Park Homes
General contact: contact@360parkhomes.com

3. Our role and the property transaction

360 Park Homes offers an advertising and discovery marketplace. We are not the seller of an advertised property, and do not act as your estate agent, conveyancer, surveyor, lender or contracting party in the sale. We do not negotiate or complete the sale on your behalf unless a separate service has been expressly agreed.

Listing approval, publication, an account badge or use of our platform does not mean we have visited a home, inspected it, verified title or guaranteed that the home can lawfully be transferred. The seller and buyer remain responsible for the transaction, supported by their own professional advisers where appropriate.

4. Who may list and authority to advertise

  • Individual sellers: You must be at least 18, be entitled to advertise the home and either be its lawful owner or have clear authority from the person entitled to sell it.
  • Estate agents: Your agency account must be approved for the relevant functions. You must have a current instruction or other sufficient authority to market each property, act within applicable professional and consumer law, and ensure authorised staff use the proper account permissions.
  • Park operators and manufacturers: You may advertise homes you own or are authorised to market. A claim to administer a residential park page does not by itself grant authority to advertise a privately owned resident’s home.
  • Other representatives: You must identify your capacity honestly and provide evidence of authority if reasonably requested.

We can request reasonable proof of ownership, instructions, business identity or authority and can decline or suspend a Listing where sufficient evidence is not supplied.

5. Free standard listings and optional features

Standard park-home property listings are currently free. An approved estate agency account may manage multiple properties without a general per-agency listing-number cap under the current standard offering, subject to reasonable anti-spam, performance and technical measures.

Optional promotional or business products, including featured placement where offered, may carry a charge. Any payable price, duration, renewal, cancellation terms and relevant taxes must be shown before an order is placed. Fees for an optional 360 Park Homes product are separate from estate agency fees, pitch fees and any statutory park-owner commission arising from a sale.

We may change the future availability or price of services with appropriate notice where necessary, but will not retrospectively charge for an already published free standard Listing without your agreement or a lawful contractual basis.

6. Submission, approval and publication

  • Private and individual sellers: New submissions are normally reviewed by a 360 Park Homes administrator before being published. We can request clearer photographs, missing information or corrections, and can reject an incomplete or unsuitable submission with an explanation where practicable.
  • Approved estate agency accounts: Where the relevant permission is enabled, agencies may publish and manage listings without separate advance approval of every property. All agency listings remain subject to review and enforcement after publication.
  • Other business accounts: Publication rights depend on the permissions actually granted to that account. Registration alone does not give automatic publication rights.

We do not promise that any submission will appear immediately, that every change will be published unchanged or that an advertisement will remain live for a particular period. We will exercise moderation rights fairly and proportionately.

7. Accuracy and material information

You are responsible for making sure a Listing is truthful, sufficiently complete, current and not misleading at the point of publication and throughout its availability. Traders, including estate agents and professional sellers, must comply with applicable consumer-protection rules on unfair commercial practices and material omissions.

Where applicable, accurate information should include:

  • The home’s actual location and park, sale price and what is or is not included.
  • Whether the property is residential, holiday-only, a show home, off-site stock or otherwise subject to occupancy limitations.
  • Dimensions, bedrooms, age or manufacture details, condition and any material known defects or restrictions.
  • Ownership and pitch-agreement arrangements, relevant tenure details, pitch fees, services, site rules, age or residency conditions and other material ongoing charges.
  • Any permission, licence, warranty, finance, delivery or installation conditions relevant to the advertised offer.

Use the relevant listing fields and description to explain important information clearly. If something important is not known, do not guess or imply it has been confirmed. Provide material information at the stage required by law rather than waiting for a purchaser to ask.

9. Prices, charges and claims

State a genuine, current asking price and identify material conditions or extra charges clearly. Do not use an artificially low price, omit mandatory costs in a misleading way, describe a negotiable price as a fixed offer or suggest that a home is free of fees or restrictions when it is not.

If the home is sold as a business, manufacturer or park-operator offer, clearly distinguish the home price from any pitch fee, siting, transport, installation, connection or optional charge where those amounts are relevant. Any guarantee of finance, future value, rental income or investment return must be supportable and lawful.

10. Photographs, video and intellectual property

Use photographs and videos that accurately depict the particular home, and identify illustrative, library, staged, computer-generated or manufacturer images where omission would mislead. Do not edit media so that it materially disguises defects, condition, layout or the surrounding location.

Only upload text, images, logos and other content that you own or have permission to use. You retain your rights in lawful uploads but give us a non-exclusive, royalty-free licence to store, display, resize, reproduce, publish, index and promote the relevant Listing and related platform content, including in 360 Park Homes search results, marketing emails and social media. This licence is subject to applicable laws and the Website Terms.

Do not publish people’s private information, registration details or identifying documents unnecessarily; ensure you have appropriate rights for any personal information shown.

11. Duplicate listings, bulk uploads and agency portfolios

Do not create multiple substantially identical live Listings for one home merely to dominate search results or misrepresent availability. Where the same property is legitimately marketed by more than one authorised party, each advertiser remains responsible for its own authority and accuracy. We may investigate and consolidate, label, restrict or remove duplicative submissions where reasonably necessary.

Approved agencies may use supported bulk-entry or CSV-import tools. You remain responsible for checking mapping, prices, media rights, postcode, park assignment and other imported values before publication; the availability of a bulk-entry feature does not transfer responsibility to us.

12. Associating a home with a residential park

Where a Listing can be associated with a park, select the correct park using the identifying location, county or postcode where available. Do not deliberately attach a home to an unrelated park to attract enquiries. You may provide a short truthful description of park features, charges or restrictions when the listing form supports it.

Residential park pages may contain information contributed by multiple parties. A seller selecting a park does not become its official operator, and an operator’s management of a park page does not imply endorsement or approval of every private home offered there.

13. Enquiries and contact information

Where enabled, buyer enquiries and seller responses are intended to take place in authenticated 360 Park Homes dashboards. General email alerts to an advertiser are intended to notify them of a new enquiry without reproducing the buyer’s private details or message contents. Private account contact information is not automatically made public solely because a buyer sends an enquiry.

You may choose to publish your own phone number, email address or other contact details where the interface allows. You may also choose to share details inside a message. Be aware that recipients may retain information you voluntarily disclose, and publicly posted content may be copied or indexed.

Use enquiries for genuine listing-related communication, not unsolicited marketing or harassment. Do not request unnecessary sensitive documents, demand payment to release basic information or impersonate another person or business. We may access relevant conversations when necessary for support, moderation, safety or legal obligations, as explained in our Privacy Policy.

14. Keeping listings current

Check your advertisement regularly. Promptly correct any change in price, availability, occupancy restrictions, pitch fees, listed condition, marketing authority or other material detail. If you withdraw your instruction or lose permission to market a property, stop advertising it without delay.

Where the dashboard provides an Under Offer or Sold status, use it accurately. If the relevant control is unavailable, contact us so the Listing can be updated or removed as appropriate. Do not represent a home as available when you know it has sold.

15. Sold listings and sales attribution

To help buyers understand availability and to provide a useful historical marketplace record, a clearly labelled Sold Listing may remain publicly visible and may appear below available homes in search results. The display, ranking and duration are subject to our published features and reasonable moderation decisions.

Where provided, you may be asked how the property sold (for example through a 360 Park Homes enquiry, through an estate agent or independently). Provide a truthful answer and only consent to public use of a testimonial or identifiable sale information when you are authorised to do so. Any “days listed” display is a website metric, not a guarantee of total marketing time or cause of sale.

Marking a Listing sold does not mean that 360 Park Homes arranged, negotiated or completed the property transaction.

16. Estate agency and professional advertiser duties

Professional advertisers must identify their business accurately and comply with the law and any relevant codes, registrations and redress obligations applicable to their activities. They must have authority to use client media and information, keep instructions up to date, and not misstate the estate agency’s relationship with a park or manufacturer.

Agency managers are responsible for granting and removing appropriate access to authorised staff, responding to enquiries and maintaining their portfolio. We may provide a separate Estate Agent Terms document for agency-specific services; if accepted for the relevant service, it supplements these Seller Terms.

17. Moderation, rejection and removal

We may review listings before or after publication. We may ask for corrections, reject an unfinished submission (for example for missing photographs or insufficient information), unpublish inaccurate or misleading advertising, investigate complaints, or restrict a listing or account to protect users and the platform.

Where reasonable, we will tell the advertiser why a submission has been rejected or taken down and how to correct it or request reconsideration. We may act without prior notice when urgent safety, fraud, security or legal concerns justify doing so. We do not guarantee that our checks will detect every inaccuracy or unlawful advertisement.

18. Promotion, search placement and featured listings

We may promote published Listings through our website, search results, newsletters and social channels within the content licence above, our Privacy Policy and applicable law. Promotion does not guarantee a minimum number of views, enquiries, offers or completed sales.

We may offer featured or highlighted visibility as an optional paid product. Availability, placement, duration, restrictions and any refunds will be governed by the description and terms presented before purchase. Standard, featured or highlighted status is not verification or endorsement of a home.

19. Fraud, discrimination and prohibited listings

Do not submit fraudulent, stolen, fictitious or unauthorised homes, false reviews or misleading business representations. Do not attempt to collect unrelated personal data, demand suspicious advance payments, use the service for unlawful discrimination or offer services prohibited by law. Report suspected fraud, an impersonated seller or a misleading advertisement to contact@360parkhomes.com.

Arrange identity, ownership and payment checks independently before proceeding with a sale. Never assume that a verified login or a displayed business name guarantees the other party’s honesty, solvency or authority.

20. Data protection and direct contact

If you collect personal information through your own public contact details, off-platform communication or business processes, you may have separate duties as a data controller. In particular, commercial advertisers must use buyer contact information lawfully and must not add enquirers to unsolicited marketing lists without a valid legal basis and compliance with electronic-marketing rules.

Our handling of accounts, enquiries, messages, analytics and published contact information is explained in our Privacy Policy and Cookie Policy.

21. Responsibility, complaints and legal rights

You remain responsible for your own advertising claims, authority to sell and dealings with buyers or other businesses. We are responsible for failures to provide our own services with the care and obligations required by law, but we do not guarantee any Listing’s performance or that a transaction will complete.

Nothing here excludes liability that cannot lawfully be excluded, including liability for fraud, fraudulent misrepresentation, death or personal injury caused by negligence, or non-excludable consumer protections. Any business-only liability term must be separately agreed where legally appropriate.

If you disagree with a moderation decision or wish to report a concern, email contact@360parkhomes.com with the Listing URL and relevant details. For personal information matters, email privacy@360parkhomes.com.

22. Changes, governing law and other policies

We may update these Seller Terms for legal, security or service reasons, displaying the effective date and giving any notice or choice required for material changes affecting existing rights. These Seller Terms are governed by the laws of England and Wales, subject to any mandatory protections or jurisdiction rights that apply to consumers elsewhere in the UK.

Read these terms together with our Website Terms & Conditions, Privacy Policy and Cookie Policy. Where a separate paid product or estate agent agreement applies, that agreement also forms part of the relevant service.
