Payments, Subscriptions & Refunds Policy

Clear information about optional paid services, Stripe payments, recurring subscriptions, cancellation rights and how refunds are handled.

Version 1.0Effective date: 20 October 2026United Kingdom

At a glance. Browsing and ordinary property listings are intended to remain free. Optional paid placements and business services must have clear prices and durations at checkout. Subscription renewals must be disclosed, cancellations must be practical, and payment for an application is not a guarantee of approval. When a paid service is rejected before it begins, we will refund its unused charge. Your statutory rights always apply.

This policy deals with payments to the Platform, not the sale price or other charges arising from a residential park home transaction. It should be read with our Website Terms & Conditions and Privacy Policy.

1. What this policy covers

This Payments, Subscriptions & Refunds Policy (the “Payments Policy”) explains how paid services are offered, charged, renewed, cancelled and refunded on 360parkhomes.com (the “Platform”). It applies when a private individual or business buys a paid Platform feature, where that feature is actually offered.

It forms part of the applicable purchase terms alongside our Website Terms & Conditions and any product-specific terms disclosed before payment. If there is a conflict, mandatory statutory rights take priority. This policy concerns payments made to 360 Park Homes for Platform services, not the price, deposit, pitch fee or commission payable when buying or selling a park home through third parties.

2. Who provides the paid service

The Platform trades as 360 Park Homes and is operated by Ostend Company Ltd.

Legal company: Ostend Company Ltd
Company number: 17533666
Registered office: 167–169 Great Portland Street, 5th Floor, London, W1W 5PF
Registered in: England and Wales
Trading name: 360 Park Homes
Payments and support: contact@360parkhomes.com

3. Free listings and paid extras

Standard property advertising is currently intended to be free, including ordinary listings submitted by eligible private sellers and approved estate agencies, subject to moderation and applicable account rules. We do not charge you merely for browsing homes, submitting an ordinary buyer enquiry or using an available free account function.

Optional paid offerings may include featured or promoted listings, business-directory or contractor profiles, Manufacturer Pro, other business subscriptions and additional advertising tools. A product is chargeable only if a current price and the relevant payment terms are displayed to you before you confirm the purchase. Availability and benefits differ between products; no universal paid plan is promised by this policy.

4. What you will see before paying

Before a paid order is placed, the checkout or associated offer should clearly describe the service being purchased, price and any taxes, whether payment is one-off or recurring, applicable billing period, minimum commitment (if any), any trial or introductory period, the expected commencement and duration, how renewal and cancellation work, and material restrictions or eligibility checks.

If the price, duration, renewal method or material feature description is missing or contradictory, please do not proceed until we clarify it. Statements in a current checkout and order confirmation can form part of your contract; promotional examples and historic pricing do not override the actual order terms.

5. Prices, currency and VAT

Unless expressly stated otherwise, prices shown for UK purchases are in pounds sterling (GBP). We will explain any additional mandatory charge before checkout and will not introduce an undisclosed fee after you have committed.

Where VAT applies and we are required to charge it, the applicable VAT treatment and total payable will be shown in line with legal rules. Consumer-facing prices must include compulsory taxes. For business purchasers, any price shown exclusive of VAT must be clearly identified as such, with the total stated before payment. We do not represent that 360 Park Homes is VAT-registered unless that status is confirmed.

6. Payments processed by Stripe

Online payments may be processed using Stripe or another clearly identified payment provider. The provider may carry out payment authentication, fraud screening and card-processing functions under its own terms and privacy arrangements.

360 Park Homes remains responsible for handling requests about our services, orders, cancellations and applicable refunds. Stripe does not automatically become the seller of our Platform services merely because it processes the transaction. We do not normally need to hold your full card number to administer a Stripe-processed payment.

7. Payment authorisation and order acceptance

By placing a chargeable order, you authorise the displayed payment and confirm that you have permission to use the selected payment method. A successful card authorisation does not automatically mean a restricted business application has passed its verification or publication review.

We may ask for information reasonably needed to prevent fraud or identify an order. We will not knowingly charge for undisclosed add-ons or convert a free service into a paid subscription without a clear purchase decision by the customer.

8. Paid applications awaiting approval

Some contractor, manufacturer, park-operator or other business features may involve an administrator's approval before the public profile or paid benefit is activated. Payment is not a guarantee of approval, endorsement or publication. The checkout should say whether payment is collected before or after review and what the customer receives while an application is pending.

If we decline an application before providing the purchased paid service, we will cancel the unused paid entitlement and refund the charge for that service in full. If a distinct service has already been supplied, any proposed deduction must have been clearly agreed where lawful and must respect statutory rights. We will not keep a fee for an undelivered service solely because our internal approval process rejected the applicant.

9. Receipts, confirmations and activation

For a paid order, we aim to send a confirmation identifying the service, total paid, date, billing term and relevant renewal or cancellation information, using the email associated with the transaction or the dashboard where available.

Any start date, review period, listing duration or subscription activation date should be apparent from the product information or order confirmation. If a promised paid placement is not activated or a confirmation does not arrive, contact us with the order reference; we will check the payment and entitlement.

10. One-off purchases and fixed-duration placements

Some advertising features may be offered as a one-off purchase for a set duration, such as a featured placement or an agreed promotional period. Unless the offer expressly states otherwise, a one-off purchase does not automatically renew. The placement period, start trigger and benefits will be described at the point of sale.

Where publication is subject to review, a customer should not lose a material part of an expressly purchased display period solely because of administrative delays caused by the Platform. We will take reasonable steps to start the period on activation or provide an appropriate extension, replacement service or refund, as the circumstances and the law require.

11. Recurring subscriptions and automatic renewal

Where a plan is sold as a recurring subscription, the checkout must identify the payment amount, frequency, minimum term if any, and whether billing renews automatically. If you agree to auto-renewal, recurring payments may continue until validly cancelled or otherwise ended under the particular plan's disclosed terms.

Buying a one-off feature does not give us permission to start a separate recurring subscription. We will not renew an expired plan or change a free account into a paid subscription without the required legal and contractual basis. Any discounts, introductory rates or trials must identify what happens when they end.

12. Renewal dates and reminders

Renewal dates and the amount due should be available through the relevant order, receipt, billing communications or account management service. Where a reminder is required by law or promised in the offer, we will provide it in the required form and at the required time. Customers are responsible for keeping an accessible billing email address, but failure to receive a message does not remove any non-excludable right.

We will review reminder and notice arrangements when the new UK consumer-subscription regime takes effect. Our checkout and billing implementation must be updated as necessary; the fact that a future law has been announced does not itself make every current plan subject to provisions that are not yet in force.

13. How to cancel a subscription

You may request cancellation through the relevant subscription or billing controls where those controls are provided, or by emailing contact@360parkhomes.com. Include the account email, business or listing name and, if available, the order or subscription reference. Do not email us payment-card details.

We will not require a customer to telephone us, obtain discretionary permission or give a reason merely to stop an otherwise cancellable automatic renewal. We will process cancellation in accordance with the applicable plan and law and will confirm the effective date and any remaining paid access. If you are approaching a billing date, contact us promptly and retain a copy of your request.

14. What happens when a subscription ends

Unless a product states otherwise or a statutory right requires an earlier end, cancellation of an ongoing recurring plan normally stops future renewals; access to already paid benefits may continue until the end of the paid period. Cancelling a paid feature should not by itself delete ordinary free listings, but particular paid enhancements, promotional placement or business-profile privileges may end when the entitlement expires.

We may retain necessary financial, security or administrative records as described in our Privacy Policy. Cancelling a subscription does not necessarily close your underlying user account. Request a separate account closure if that is what you want.

15. Consumer cancellation rights for online purchases

When an individual buys a Platform service wholly or mainly for purposes outside their trade, business, craft or profession, they may be a consumer. For many qualifying online service contracts under the current Consumer Contracts Regulations, the consumer normally has 14 days after the day the contract is made to cancel without giving a reason, subject to applicable exceptions and the rules for services started early.

You can tell us clearly that you wish to exercise a statutory cancellation right by emailing contact@360parkhomes.com. A customer need not use special wording or a particular form. We will provide any legally required cancellation information at checkout or with the contract confirmation. Consumer rights cannot be waived by a general “no refunds” statement in this policy.

16. If you request a paid service to start immediately

If a consumer expressly requests that we begin supplying a qualifying service within the statutory cooling-off period, and then lawfully cancels during that period before performance is complete, an appropriate proportionate amount for services actually supplied may be chargeable only where the legal conditions are met. If the service has been fully performed, the right to cancel may be lost only if the necessary express request and acknowledgement conditions were satisfied.

We must not assume that selecting “pay now” or receiving a live listing automatically removes withdrawal rights. The exact rules can differ for services and digital content, and any loss of cancellation rights requires the applicable notices and consents. We will not impose a deduction that the law does not permit.

17. Upcoming consumer subscription rules

New UK rules on many business-to-consumer subscriptions under the Digital Markets, Competition and Consumers Act 2024 are planned to apply to contracts entered into on or after 1 January 2027, subject to the final commencement and implementing regulations. They are expected to add requirements around clear pre-contract information, renewal reminders, easy cancellation and specified cooling-off rights on certain renewals.

Until the new regime actually applies, we will follow the laws in force at the relevant time. When it becomes applicable, our subscription terms, customer notices, cancellation route and refunds will be updated accordingly, including any rules that apply to qualifying future consumer renewals. A professional or company buying for business purposes will not automatically have the same statutory cooling-off rights as a consumer.

18. Refunds for refused or withdrawn applications

If a paid contractor or business-profile application is rejected by us before the purchased paid service begins, our general approach is a full refund of the undelivered service fee. We will not substitute an unwanted credit for a refund where the customer is legally entitled to money back.

If the applicant withdraws before activation, we will consider the timing, any separately ordered and genuinely completed work, the actual checkout terms and the applicant's statutory status. We will not describe a pending application as a completed advertising service merely because an administrator has opened or reviewed it.

19. Service not supplied or materially not as described

If we do not deliver the paid service as agreed, activate materially fewer benefits than represented, or provide a service that does not comply with applicable statutory standards, please tell us promptly. Depending on the problem and your legal rights, we may correct the service, activate or extend the placement, supply a suitable replacement, reduce the price, or issue a partial or full refund.

A paid package is not a promise of a particular number of leads, buyers, enquiries, sales or contracts unless a specific measurable guarantee has been expressly agreed. A disappointing advertising result by itself does not necessarily mean the purchased display service was defective.

20. Business purchases and changes of mind

A person purchasing services on behalf of a company, estate agency, manufacturer, park operator or contracting business generally acts as a business customer. The automatic 14-day consumer distance-selling cooling-off right does not usually apply to such purchases merely because they were made online.

For business purchases, cancellation and refunds outside mandatory legal remedies depend on the agreed product terms, whether any service has been supplied and the circumstances of a request. We may approve a discretionary credit or refund where fair and practical; a discretionary arrangement does not remove any express contractual or statutory remedy available to that purchaser.

21. How approved refunds are paid

Where a refund is due, we will normally return it to the original payment method, unless another method is agreed where lawful. Statutory refunds will be made within the applicable legal deadline; for qualifying consumer withdrawal from a service contract, this is generally within 14 days of being informed of the cancellation.

Payment providers and card issuers can take additional time to display a refund after it has been issued. We will not levy an administration charge for a refund where the law prohibits it. We may ask for information reasonably necessary to identify the relevant order and prevent payment fraud.

22. Partial periods, unused time and credits

Unless required by law or expressly promised in the product offer, cancelling an already supplied, fixed-term or recurring business service does not automatically produce a refund for every unused day. A customer can nevertheless seek a refund for an undelivered, materially deficient or otherwise refundable service.

Any partial refund will consider the period and benefits actually supplied, what the customer reasonably expected from the offer, the reason service ended and applicable contractual or statutory rights. Promotional credits or account credits are not cash unless the offer states they are refundable, or the law requires repayment.

23. Discounts, vouchers and promotional offers

Promotional codes, credits, discounted trials or introductory offers may be subject to clearly presented eligibility, dates and product restrictions. We may prevent duplicate or fraudulent use, but we will not hide material conditions or use an expired voucher as a reason to withhold an otherwise lawful refund.

Where a promotion leads to a paid recurring plan, the customer must be informed before purchase of the normal renewal price, when charging starts and how to cancel. A voucher for a free featured period does not by itself authorise future billing.

24. Featured listings and paid visibility

Paid featuring, highlighted rows, sponsored directory positions or similar enhancements provide the placement or visibility features described in the particular order. Search layouts, device displays and the ordering of ordinary unpaid results may vary as we improve the Platform. A paid enhancement must not be misrepresented as guaranteed first position unless that position is expressly included in the product.

If a listing or profile is not approved for publication and a dependent paid promotion therefore cannot be delivered, we will refund the undelivered promotion charge or agree a suitable alternative with the customer. Promotions are subject to the same content and accuracy rules as free listings.

25. Platform downtime and interrupted service

Website maintenance, software faults and temporary outages can affect access to paid services. We aim to restore functionality promptly, but cannot promise uninterrupted service. Where a significant interruption materially prevents an agreed paid benefit being supplied, we will consider a fair extension, restoration of service, pro-rata refund or other remedy as appropriate.

Nothing in this section limits any mandatory consumer remedy or specific service-level undertaking expressly agreed with a customer. We may make short, reasonable maintenance interruptions without treating every minor disruption as cancellation of the entire contract.

26. Changes to plans, prices and benefits

We may change prices or the features of future offers. We will not retrospectively add an undisclosed charge to a completed order. For ongoing subscriptions, material price or benefit changes will be communicated in line with the plan's terms, applicable notice periods and legal rights, and any consent required by law will be obtained.

Users who do not wish to continue at a proposed new price may cancel according to the applicable rights before the change takes effect. Free ordinary listings will not silently become paid subscriptions solely because the commercial model changes.

27. Failed charges and interrupted subscriptions

If a recurring charge fails, we may notify the account holder, offer a reasonable opportunity to update the payment method and retry where lawfully authorised. We will not represent a failed payment as an additional order. Continued non-payment may lead to expiry or suspension of the affected paid feature, subject to any required notice.

An unpaid subscription invoice does not by itself give us ownership of an advertiser's property or their separate dealings with a buyer. Disputed or unauthorised charges should be reported promptly so we can investigate.

28. Payment disputes, chargebacks and suspected fraud

If you do not recognise a charge, believe you were billed after a valid cancellation, or think an amount is wrong, contact contact@360parkhomes.com with the date, amount and relevant order details. You may also contact your card issuer about rights available through it.

We may provide relevant order or access records to our payment provider to investigate a genuine dispute. We will not penalise a customer solely for exercising a legitimate legal right to question or challenge a charge. We may act against demonstrably fraudulent activity in a lawful and proportionate manner.

29. Invoices and accounting information

We may issue receipts or invoices as required for the relevant payment and trading status. Business purchasers should check that their legal business name, billing email and other necessary invoice information are correct when ordering.

The availability of a particular VAT invoice depends on our actual VAT registration and the nature of the supply. If you need a receipt or correction to an invoice for a Platform purchase, contact our support email with the relevant order reference.

30. Payments between property buyers and sellers

We operate an advertising and discovery Platform; we do not ordinarily take custody of the price paid for a park home, provide conveyancing or act as a property deposit escrow service. Purchases, site-owner commissions, pitch fees, estate agency fees and any sale-related payments arise under separate arrangements with the relevant parties and applicable law.

Do not transfer a property deposit or other property purchase money to an account presented as 360 Park Homes merely because a listing appears on our website. If someone asks you to do so, verify the request independently and tell us if you suspect impersonation or fraud.

31. Personal data and payment security

We use order, billing and transaction details to administer purchases, manage subscriptions, investigate payment issues, meet legal obligations and prevent fraud. Processing may involve Stripe and other legitimate service providers as explained in our Privacy Policy.

We will never ask for your full card number, PIN or online-banking password by email. If you receive a suspicious invoice or payment request claiming to be from 360 Park Homes, do not follow its links until the sender has been independently verified.

32. Relationship with our other terms

These provisions should be read with the general Website Terms & Conditions and any applicable seller, estate agent, park operator, manufacturer or contractor terms. Those documents govern conduct, approvals, content accuracy and access to each type of account, while this policy explains the general commercial treatment of paid Platform products.

Product-specific terms provided at checkout may add details about the feature, term or price. They cannot override mandatory consumer protections or retrospectively deprive someone of rights attached to an earlier completed purchase.

33. Updates to this policy

We may update this Payments Policy to reflect changes in law, Platform features or payment methods. We will publish the effective date and give any notice legally required before a material change affects an ongoing contract. Changes are not intended to rewrite payment obligations for services already purchased.

For clarity, rules that are proposed but not yet in force—such as the planned January 2027 consumer-subscription regime—will be applied when legally operative, not represented as currently mandatory merely by being discussed here.

34. Governing law and statutory rights

The contractual relationship is generally governed by the laws of England and Wales, subject to mandatory rights and rules that cannot be excluded by agreement. Customers in Scotland, Northern Ireland or elsewhere may benefit from mandatory protections applicable to their circumstances.

Nothing in this policy excludes liability for fraud or fraudulent misrepresentation, or any other liability or consumer remedy that cannot lawfully be excluded. The policy is not designed to replace tailored advice on your own tax or legal position.
