Manufacturer Terms & Conditions

Straightforward rules for manufacturer accounts, public profiles, model information, customer enquiries and optional promotional services.

Version 1.0Effective date: 20 October 2026United Kingdom

At a glance. Verified manufacturers may present accurate business and product information through 360 Park Homes. Where available, optional Manufacturer Pro services can provide enhanced profile or promotional features. Approval is not certification; manufacturers remain responsible for the homes they make, advertising claims and customer contracts.

These manufacturer-specific terms should be read alongside our Website Terms & Conditions, Privacy Policy and any separately agreed paid-service terms.

1. Scope and acceptance

These Manufacturer Terms & Conditions (the “Manufacturer Terms”) apply to businesses and authorised representatives using manufacturer registration, profile, promotional and related services on 360parkhomes.com (the “Platform”).

They supplement our Website Terms & Conditions, Privacy Policy, Cookie Policy and any paid service terms expressly accepted at checkout. A representative accepting these Manufacturer Terms confirms that they are authorised to bind the business concerned. If mandatory law conflicts with any provision, that law takes priority.

2. Who operates 360 Park Homes

The Platform operates under the trading name 360 Park Homes, by Ostend Company Ltd (referred to as “360 Park Homes”, “we”, “us” or “our”).

Legal company: Ostend Company Ltd
Company number: 17533666
Registered office: 167–169 Great Portland Street, 5th Floor, London, W1W 5PF
Registered in: England and Wales
Trading name: 360 Park Homes
Contact: contact@360parkhomes.com

3. Our role as a marketplace and directory

360 Park Homes helps visitors discover residential park-home manufacturers, explore manufacturers' product information and make contact where relevant features are available. We provide an online directory and advertising platform; we do not manufacture, independently inspect, certify, supply, deliver or install the homes featured by third-party businesses.

Unless 360 Park Homes expressly agrees otherwise in writing, commercial negotiations, quotations, contracts, deposits, specifications, delivery, installation, aftercare, warranties and disputes about a manufacturer’s homes are matters between the manufacturer or seller and its customers. A manufacturer profile is not an endorsement, accreditation or technical approval by us.

4. Eligibility and manufacturer identity

A manufacturer account is intended for a genuine park-home manufacturer, the legal entity carrying on that business, or a representative authorised by it. Agents, distributors, dealers and associated companies must describe their actual relationship accurately and must not claim to manufacture homes where they do not.

Applicants must supply accurate business and contact information and confirm who is responsible for their public profile. We may require a trading or legal name, business address, company number where applicable, website, responsible contact, evidence of business activity and proof of authority to act. Account users must be at least 18.

5. Registration, checks and approval

Manufacturer applications and material profile changes may be reviewed by a Platform administrator. We may ask for clarification, evidence or amendments, and we may reject a submission or restrict its visibility if it is incomplete, disputed, misleading or potentially unlawful.

Platform approval is not a regulatory, structural, product-safety or quality certification. It does not confirm a manufacturer's solvency, standards compliance, accreditation, insurance or fitness for any proposed park, site or individual buyer. Manufacturer profiles and paid upgrades may be subject to different eligibility and approval steps.

6. Claiming and managing an existing manufacturer profile

Some public manufacturer information may be added or maintained by our administrators before the manufacturer opens an account. A business may request to claim, correct or manage an existing profile, subject to reasonable verification and available functionality.

We may withhold or revoke profile-management rights where authority is not established, ownership is disputed, an account has been compromised or continued access would mislead visitors. Claiming a profile does not grant ownership of the Platform page or editorial control over independent visitor feedback and other businesses' content.

7. Public profiles and business information

Manufacturers must ensure that all published profile content is accurate, fair, current and understandable. This includes the trading identity, contact information, factory or showroom locations, service areas, product ranges, photographs, experience, awards and business affiliations.

Do not imply that a business has a physical showroom, factory, nationwide service or particular association unless this is true. If a telephone number, email address or website is voluntarily added to a public profile, visitors may contact that business directly. Private account contact details are not automatically published merely because the business registers.

8. Product descriptions and specifications

Representations about homes or product ranges must be accurate, up to date and supported where necessary. Important attributes may include model name, approximate dimensions and floor area, number of bedrooms, layouts, construction and insulation details, finishes, permitted customisations and supplied equipment.

Manufacturers must distinguish a standard specification from options or upgrades, and identify whether diagrams, photographs, renders and show homes are illustrative. Do not present a concept, proposed model or withdrawn specification as an available completed product without clearly explaining its status. Where the information is material to a prospective customer, significant limitations, exclusions or variations must be prominent.

9. Pricing, VAT and included costs

Where a manufacturer publishes a price, price range or “from” figure, it must be genuine and accompanied by material assumptions or restrictions. State clearly whether VAT is included where required, and whether the price covers transport, delivery, siting, installation, foundations, connections, furnishings, optional upgrades or associated charges.

Do not imply that a home can be purchased at an advertised price if obligatory material costs are omitted or the offer is no longer available. If prices are subject to a written quotation, specify that clearly. The manufacturer remains responsible for pricing information it supplies and for any mandatory pre-contract disclosures to its customers.

10. Availability, delivery and lead times

Claims about stock, production slots, delivery timeframes, manufacturing capacity and installation dates must reflect information reasonably available when published. Estimates must be described as estimates, not guarantees, unless the manufacturer is willing and able to guarantee them contractually.

Material supply constraints, geographical delivery restrictions, delivery-access conditions or minimum ordering requirements should not be concealed. Manufacturers should promptly update or remove obsolete brochures, promotions and availability statements.

11. Standards, accreditations and compliance claims

Where a manufacturer states that a home meets BS 3632, another published standard, an industry scheme or an accredited testing or certification programme, it must identify the relevant standard or scheme accurately and hold suitable evidence supporting the claim for the product and time period described. BS 3632:2023 is the published British Standard specification for residential park homes; whether a particular model conforms is the manufacturer's responsibility to establish.

Standards, logos, test reports and certification marks must not be misrepresented. A claimed certification must not be implied to cover all models, components or factories if it only applies to a subset. We may ask for supporting evidence or remove unsubstantiated claims but are not engaged as an independent testing or certification body.

12. Safety, quality, warranties and aftercare

Manufacturers remain responsible for complying with the safety, design, manufacturing, product-information and other legal duties that apply to their goods and services in the relevant jurisdiction. If a product presents a known material safety concern, the manufacturer must take appropriate action in accordance with its legal obligations and promptly correct affected Platform claims.

Statements about guarantees, warranties, insurance-backed protection, servicing, spare parts, lifespan, maintenance costs and aftercare must state material exclusions, duration and who provides the cover. A manufacturer's commercial warranty does not replace applicable statutory rights. 360 Park Homes does not administer or underwrite third-party warranties.

13. Park suitability, installations and permissions

A product’s presence on 360 Park Homes does not establish that it may lawfully or practically be installed on a particular park, pitch or parcel of land. Compatibility may depend on size, access, planning controls, site licensing, siting requirements, foundation design, utilities, transport restrictions and the terms of relevant agreements.

Manufacturers must not imply that all their homes may be used for permanent residential occupation in every location or that any particular siting permission, park space or financing is guaranteed. Any customer-specific installation or contractual advice remains the responsibility of the relevant professional or contracting party.

14. Images, video, brochures and virtual content

Photographs, factory images, videos, floor plans, specifications, brochures, virtual tours and computer-generated images must not give a materially inaccurate impression of the product being offered. Clearly distinguish visualisations, upgraded show homes, prototype models and third-party installations where relevant.

Manufacturers must have the necessary rights and consents to use submitted material, including copyright, trade marks, personal images and identifiable private-property footage. Do not upload confidential customer material, personal data or commercially sensitive drawings without lawful authority.

15. Account security and authorised staff

Businesses are responsible for securing their credentials and appropriately managing any representatives, staff or third parties authorised to act through their manufacturer account. Permissions may be restricted or changed as features develop. Access must not be shared with unauthorised persons or used to impersonate a different business.

Report suspected compromise, the departure of an authorised representative or a material change in business ownership or identity without undue delay. We may require a new authority check before transferring management of an existing profile.

16. Enquiries, private messaging and contact choices

Where manufacturer enquiries or conversations are supported, our intended Platform process is for those messages to be handled through authenticated dashboards, with service notification emails containing no private customer contact details or message contents. The precise availability of this functionality may vary by account or service and must be checked against the features actually enabled.

We do not automatically disclose private registration contact details merely because an enquiry is initiated. A participant may voluntarily publish its own business contact details or share contact information in a conversation. Each participant is responsible for its subsequent off-platform communications and safeguarding information it receives.

17. Data protection and direct marketing

Our handling of information collected through 360 Park Homes is described in the Privacy Policy. A manufacturer using information it independently receives from prospective customers is responsible for its own lawful processing, privacy information, security and appropriate retention.

Platform-generated enquiries and any authorised contact information must not be harvested, sold, added to unrelated mailing lists, or used for unsolicited marketing in breach of UK data protection law and the Privacy and Electronic Communications Regulations (PECR). Manufacturers must provide lawful marketing choices and respect objections and unsubscribe requests.

18. Reviews, testimonials and endorsements

Manufacturers must not submit or commission fabricated reviews, falsely attribute testimonials, conceal relevant incentives or claim independent endorsements without evidence and permission. Claims of membership, awards, approval, certification, partnership or affiliation must be accurate and supported.

We may review and moderate suspicious or unlawful content and may request evidence. We do not guarantee that every review will be published, nor will we remove genuine negative feedback simply because a manufacturer dislikes it. Manufacturers must not pressure customers to suppress legitimate concerns.

19. Energy, sustainability and environmental claims

Statements about insulation, thermal performance, energy use, carbon impact, environmental credentials, sustainable materials or running-cost savings must be specific, clear and supported by suitable evidence. Comparative statements must use a fair and transparent comparison; broad claims such as “carbon neutral”, “eco-friendly” or “zero emissions” require particular care.

Do not make a whole-home or whole-life-cycle claim based solely on a limited component or process unless that limitation is clear. Manufacturers must comply with applicable consumer-protection and advertising rules, including the principles reflected in the CMA's Green Claims Code and the ASA/CAP advertising guidance.

20. Manufacturer Pro and optional paid services

360 Park Homes may offer optional commercial services, such as Manufacturer Pro profiles, enhanced presentation, promotional positioning, extended profile sections, performance information or advertising. A basic publicly viewable manufacturer record does not itself mean a business has purchased a paid subscription.

Features, eligibility, price, duration and any limitations of an upgrade will be specified on the relevant offer or checkout when available. Not every feature referenced in our product plans is necessarily live. Access to a paid product remains subject to administrator approval where stated; an order does not confer a right to publish misleading, prohibited or unverified material.

21. Payment, renewals, cancellation and refunds

Where a manufacturer purchases a paid product, checkout information and any specifically agreed order terms will state the payable amount, VAT treatment, billing frequency, initial term, renewal arrangements, cancellation method and material service conditions. Payment may be processed by a third-party provider such as Stripe.

These Manufacturer Terms do not specify a fixed Manufacturer Pro price, renewal cycle or minimum term; those details are governed by the agreed offer and checkout terms. Any refund, cancellation or renewal provision is subject to mandatory law and the nature of the contracting customer. Rules applying specifically to consumer subscriptions may differ from those applying to a business buying in the course of trade.

22. Performance information and results

Where manufacturer-facing analytics or engagement statistics are provided, they may include estimates of views, interactions or other Platform activity. Such statistics may exclude administrator activity, be subject to anti-spam filtering, contain reporting delays, or be revised for technical reasons.

We do not promise a minimum number of impressions, leads, sales, conversions, enquiries, ranking positions or commercial returns, whether or not an optional paid service is used. Analytics information is indicative and is not a substitute for the manufacturer’s own commercial records.

23. Promotional placement and advertising identification

Paid placements, featured positions and commercial promotions may be identified as advertising or otherwise made distinguishable from neutral editorial or directory material where required. Buying an upgrade does not guarantee a permanent search position or an editorial recommendation.

Manufacturers must not describe a paid promotional arrangement as independent certification, present a Platform badge as a regulatory approval, or imply an exclusive commercial relationship that does not exist. Any promotional copy supplied by a manufacturer must comply with the applicable UK advertising codes.

24. Ownership and permission to use submitted content

Manufacturers retain ownership of original text, logos and media they lawfully own. By submitting that content, they grant 360 Park Homes a non-exclusive, worldwide, royalty-free licence to store, reproduce, format, display, distribute and promote it in connection with the Platform, including search previews, newsletters and social media promotion, while the content is published or lawfully retained.

The manufacturer confirms it has the rights needed to grant this licence and must not submit unauthorised third-party materials. Our Platform software, design, brand identity and original content remain subject to our own or our licensors' intellectual-property rights.

25. External links and independent transactions

Manufacturer profiles may link to manufacturer websites, brochures, social media and third-party services. External content, quotes, sales contracts and payment processes are outside our direct control. Visitors should independently check the identity, terms, specification, warranty and suitability of the business or product they choose.

If a visitor buys a home or pays a deposit directly to a manufacturer or dealer, 360 Park Homes is not automatically a party to that contract, does not hold the deposit and does not act as an escrow service unless we expressly state otherwise in a separate written arrangement.

26. Prohibited conduct and fair use

Manufacturers must not post misleading or unlawful advertising; impersonate other manufacturers; misrepresent qualifications or certification; infringe intellectual-property or privacy rights; submit fake testimonials; scrape or bulk-harvest Platform information; send spam; interfere with security; or misuse dashboards to contact visitors for unrelated purposes.

We may impose reasonable anti-abuse measures, request evidence supporting claims or limit automation and bulk uploading. No manufacturer has a right to suppress a competitor's lawful profile, copy its proprietary materials or manipulate rankings or enquiries.

27. Content moderation, rejection and suspension

We may edit formatting, request corrections, reject content, unpublish claims, restrict promotional features, suspend profile-management rights or close accounts when reasonably necessary for security, fraud prevention, rights protection, legal compliance, unresolved verification concerns or serious or repeated breaches.

Where practicable, we will communicate material concerns and allow an opportunity to respond or correct the issue. We may act more quickly where there is an urgent safety, legal or security risk. Removal of account access does not always require deletion of accurate, lawfully held public directory information.

28. Corrections, complaints and product concerns

Manufacturers and members of the public may report incorrect directory facts, unauthorised brand use, misleading claims, account impersonation or another Platform issue to contact@360parkhomes.com. Please identify the relevant manufacturer page or model, provide supporting information and explain the correction requested.

360 Park Homes may assess and moderate material on the Platform, but it does not adjudicate private supply contracts, inspect defective homes, certify technical conformity or replace the relevant manufacturer's after-sales, warranty or legal complaints procedure. Urgent product-safety matters should also be raised promptly with the relevant manufacturer and competent authority as appropriate.

29. Account changes, transfer and closure

If a manufacturer changes legal name, ownership, branding, contact arrangements or principal representative, it must keep account and profile information current. A sale of the business or a distributor agreement does not automatically transfer the account or right to use its content; we may request renewed verification.

On account closure, we may disable editing and paid access, remove promotional material and retain necessary records for legitimate administrative or legal purposes in line with our Privacy Policy. An accurate independent directory entry may remain, subject to applicable correction and privacy rights. Paid-contract obligations remain subject to the relevant order and cancellation terms.

30. Responsibility and limits of liability

The manufacturer is responsible for its products, advertising claims, employee and representative conduct, contractual commitments, standards compliance and dealings with customers. We aim to maintain the Platform but do not guarantee uninterrupted access, flawless data, a particular ranking, leads or product sales.

Nothing in these Manufacturer Terms excludes or limits liability that cannot lawfully be excluded or restricted, including liability for fraud, fraudulent misrepresentation, or death or personal injury caused by negligence. Any additional liability limits applying to a paid service must be set out in properly agreed terms and operate only to the extent lawful.

31. Updates, applicable law and disputes

We may update these Manufacturer Terms to reflect changes in law, our services or security and operational needs. A revised version and effective date will be published, and we will provide appropriate notice or seek fresh acceptance where legally required for material changes.

These Manufacturer Terms are governed by the laws of England and Wales, subject to mandatory rules and protections which cannot lawfully be displaced. Manufacturers supplying products or carrying out work elsewhere in the United Kingdom remain responsible for the legal requirements applicable to those activities.
