1. About these Terms
Welcome to 360 Park Homes, a UK online marketplace for finding and advertising park homes, residential parks and related businesses. These Website Terms & Conditions (the “Terms”) explain the rules for using 360parkhomes.com (the “Website”), including its accounts, public pages, listings, dashboards, enquiries and community features.
By creating an account, submitting content or using an account-only service, you agree to comply with these Terms. Visitors using publicly available pages must also follow the relevant rules applicable to their use. If you do not agree, do not create an account or use the relevant service.
Additional terms may apply when you list a property, register a business, buy an optional service or participate in a particular feature. We will present those terms where relevant. Nothing in these Terms removes any statutory rights you have as a consumer.
2. Who operates the Website
The Website is operated by Ostend Company Ltd, trading as 360 Park Homes (referred to as “360 Park Homes”, “we”, “us” or “our”).
Legal company: Ostend Company Ltd
Company number: 17533666
Registered office: 167–169 Great Portland Street, 5th Floor, London, W1W 5PF
Registered in: England and Wales
Trading name: 360 Park Homes

3. Our role as a marketplace
360 Park Homes provides an advertising, information and connection service. We allow individuals, estate agencies, park owners or operators, manufacturers and contractors to present information and, where available, to communicate with relevant users.
Important: Advertising a home on 360 Park Homes does not make us the seller, buyer, estate agent, conveyancer, surveyor, insurer, lender or a party to any property sale. We do not conduct or guarantee the legal transfer of a park home or the assignment of a pitch agreement.
Any proposed purchase, sale, site agreement, contractual work or other third-party arrangement is between the relevant parties. Advertisers and buyers are responsible for arranging their own inspections, documents, independent advice, negotiations and legal completion. Where an estate agency advertises on the Website, it remains responsible for the estate agency services it provides to its own client.
We may provide general guides, marketing tools, calculators or indicative estimates. These are for general information only, not professional legal, surveying, valuation or financial advice.
4. Eligibility and account types
Registered accounts are intended for individuals aged 18 or over. By registering, you confirm that you meet this age requirement and can lawfully use the service.
Account features may differ for individual buyers and sellers, estate agents, park owners and operators, manufacturers, contractors and other businesses. Business representatives must have authority to act for the named business. We may ask for reasonable information to confirm identity, authority or eligibility.
We may decline an application or restrict particular features if we cannot establish that an applicant meets the relevant requirements, subject to applicable law.
5. Registration, passwords and account security
- Provide accurate, current account information and keep it updated.
- Use your own account or an account you are authorised to manage. Do not impersonate another individual or business.
- Protect your login credentials and tell us promptly if you suspect unauthorised access or misuse.
- Do not sell, transfer or share access to an account except through approved staff or team-management features.
- Follow reasonable verification and security steps that we introduce to protect users and the platform.
You are responsible for activity carried out using your account to the extent permitted by law, except where the activity arises from our own breach of duty. We may contact you about account security or administration using your registered contact details.
6. Buyers: enquiries and independent checks
Listings are supplied primarily by independent advertisers. We may review or moderate content, but an approval badge, public profile or published listing is not a guarantee that a home, park, business or claim has been independently inspected or verified by us.
Before making commitments, buyers should check the home’s ownership and condition, price and what is included, residential or holiday-use status, relevant planning and site-licence position, site rules, pitch fees and other charges, age or occupancy conditions, tenure and pitch agreement terms, and any information or documentation required for a lawful purchase. Buyers should consider instructing independent legal and surveying professionals.
Park-home rights and sale procedures vary across England, Wales, Scotland and Northern Ireland. In particular, these Terms do not give a park owner a right to approve a buyer where the applicable law does not permit it. For homes on protected sites in England, government guidance explains statutory sale procedures and the limits on park-owner involvement. See government guidance on buying a park home.
7. Free property listings and review process
At the effective date of these Terms, standard property listings are free, including multiple listings submitted by authorised estate agency accounts, subject to these Terms and any reasonable technical or anti-abuse limits disclosed within the service. There is no general estate-agency property-count limit under the currently offered standard listing arrangement.
Private or individual listings: These are normally reviewed by a 360 Park Homes administrator before initial publication. We may ask for more information, photographs or corrections, and may decline incomplete, misleading or otherwise unsuitable submissions.
Approved estate agency accounts: Once an agency has been approved and given the relevant permissions, it may publish its own property listings without waiting for separate pre-publication approval of every listing. This does not remove the agency’s responsibility for accuracy or our ability to check, edit with appropriate safeguards, unpublish or remove content that breaches these Terms.
We may develop the Website and introduce optional paid features or future pricing changes, but we will not impose a new charge retrospectively on an existing free listing without providing the relevant information and obtaining any agreement legally required.
8. Standards for property advertisements
Anyone submitting a property listing confirms that they are entitled to advertise it, have obtained any necessary permissions and have taken reasonable steps to ensure the information is complete, accurate and not misleading.
- Describe the correct home and location, with authentic photographs and a price that reflects the actual offer.
- State material information accurately, where known and applicable, including size, bedrooms, condition, residential or holiday status, park details, relevant occupancy rules, pitch fees or other ongoing costs, and any restrictions or defects that a potential buyer should know.
- Do not omit, falsify or disguise information likely to affect a buyer’s decision.
- Do not advertise a home that you do not own or lack authority to market, or falsely represent yourself as an authorised agency or park operator.
- Do not use photographs, descriptions, logos or other materials without the relevant rights or permission.
- Promptly update the listing when details change and mark the property Under Offer or Sold where supported and applicable, or request removal when it is no longer available.
Some sold listings may remain visible, clearly identified as sold, to provide an accurate picture of marketplace activity. Visibility of a listing and its order within search results may change over time; publication does not guarantee enquiries, rankings or a sale.
9. Estate agents and other business profiles
Estate agents, park owners and operators, manufacturers, contractors and other commercial users must provide truthful business details, hold the registrations, permissions, insurance or qualifications legally required for their own activities and comply with applicable consumer, advertising and sector rules.
An approved estate agency may use its assigned dashboard and permitted team features. An agency’s presence in the public estate-agent directory depends on the applicable approval and publication or opt-in settings; an application or approval alone does not grant permission to publish private business-profile details beyond the functionality agreed.
A public business profile or approval on 360 Park Homes is not a professional accreditation, a warranty of services or a recommendation to engage that business. Contractors and manufacturers are solely responsible for their own quotations, claims, products, services, warranties and customer contracts.
10. Residential park pages, claims and contributions
Residential park pages may contain publicly available facts, information provided by park operators and contributions from residents or other users. A park page’s presence on the Website does not necessarily mean that the park owner or operator supplied or endorsed it.
Eligible park owners or operators may apply to claim a park page, or create a park page where the feature is offered. We may request evidence of the applicant’s connection to the park and may approve, refuse or revoke management access where reasonably necessary to prevent impersonation or disputed ownership.
Authorised operators may respond to or manage conversations on the particular park pages assigned to them, subject to the platform permissions and moderation rules. They do not acquire control over private user accounts or independent user reviews simply by managing a park page.
11. Enquiries and private messages
Where enabled, enquiries and replies are intended to be exchanged through authenticated 360 Park Homes dashboards between authorised participants. A seller or agency may receive a notification email advising of an enquiry; that notification is designed not to include the buyer’s private contact details or the contents of the enquiry.
Submitting an enquiry does not constitute an offer, acceptance, binding property reservation or sale. Users should be respectful, accurate and lawful in their communications and must not send spam, threats, fraud attempts, discriminatory abuse or malicious files.
Private account contact information is not automatically made public simply because a message is sent. However, users may voluntarily place their own contact information on a listing or profile, or choose to share it in a conversation. Recipients are responsible for handling that information lawfully and appropriately.
We may review or access relevant messages when reasonably necessary for support, safety, abuse reports, legal requests or enforcing these Terms, in line with our Privacy Policy. We do not promise to monitor every message.
12. Reviews, comments and community content
Where comments, reviews or park discussions are available, contributions must reflect an honest, relevant experience or clearly identified factual information. Do not submit fake reviews, undisclosed promotional content, harassment, defamatory assertions or another person’s private details without a proper basis.
Businesses and park operators may reply within their authorised areas but must not demand the removal of legitimate critical opinions simply because they disagree with them. We may remove unlawful, abusive, irrelevant or misleading material after review, and may take account of complaints and evidence from those involved.
Views expressed by users are their own and do not necessarily represent 360 Park Homes.
13. Optional paid services, prices and payments
Standard property advertising is currently free. The Website may separately offer optional upgrades, featured placement, business subscriptions, enhanced profiles or other paid services. No paid product is compulsory merely to use a standard free listing.
Before you place an order, we will display the available service, price, relevant taxes where applicable, payment interval, duration, renewal arrangements, cancellation route and any material restrictions. Terms specific to the product or subscription form part of your order. We will not treat an optional payment as authorised merely because you browse the Website.
Where we take online payments, they may be processed through third-party providers such as Stripe. We do not normally receive a cardholder’s full payment-card details from Stripe. Payment providers may have their own terms and privacy information.
We will provide the information, notices and cancellation mechanisms required by laws applicable to the particular contract and customer. Nothing in these Terms authorises us to change an agreed fee or renewal term without the legally required notice or consent.
14. Cancellation, refunds and statutory consumer rights
Cancellation and refund rules depend on the service purchased, whether you are acting as a consumer or a business, and the terms shown before purchase. Our separate Payment, Cancellation & Refund Policy will explain the arrangements for particular services when those products are available.
If you are a consumer buying an eligible service online, you may have a statutory cooling-off right. Whether that right applies, the length of the period and any permitted deduction for services started at your express request must be assessed under the applicable law and the order information. If a subscription is offered to consumers, any additional statutory subscription cancellation and reminder rights will apply when the relevant rules are in force.
We do not exclude rights to a refund, remedy or cancellation that the law gives you. To raise a payment issue, contact contact@360parkhomes.com, providing the relevant order details without sending full payment-card information.
15. Unacceptable use
You must not:
- Use the Website for fraud, deception, unlawful discrimination, unlawful marketing or any other illegal activity.
- Advertise homes, services, products or claims you are not permitted to offer.
- Mislead other users about your identity, authority, professional status, property availability or any material fact.
- Upload malware, attempt unauthorised access, interfere with the Website’s security or disrupt other users.
- Scrape, harvest or bulk extract personal data, listings or site content without permission or a lawful basis.
- Send unsolicited marketing messages, duplicate spam listings, fabricated reviews or irrelevant promotional content.
- Infringe privacy, intellectual-property or other rights of a third party.
- Try to evade a suspension, publication restriction or reasonable account verification.
16. Ownership of content and permitted use
The Website’s original layout, branding, software, text and other materials are owned by or licensed to 360 Park Homes and are protected by applicable rights. You may use the Website for lawful personal or business purposes within the relevant service, but do not reproduce or commercially republish substantial parts without permission.
You keep ownership of the photographs, text and other content you lawfully upload. By uploading it, you grant us a non-exclusive, royalty-free licence to host, store, display, format, reproduce and distribute that content as reasonably needed to operate, index, market and promote the relevant listing, profile or service, including through related social media and email marketing. You confirm that you have the rights necessary to grant this licence.
This licence lasts while the relevant content is available on or legitimately used in connection with the service, subject to necessary backups, evidence preservation and already-published material that cannot reasonably be recalled. We will respect applicable rights to deletion and objection as described in our Privacy Policy and the law.
17. Review, moderation and account restrictions
We may check listings, business applications, park claims, reviews and account activity. If we reasonably believe content is inaccurate, unlawful, unsafe, infringing, spam or contrary to these Terms, we may request corrections, reject publication, temporarily hide material, remove it or restrict related account features.
Where appropriate, we may tell the account holder the reason and provide a route to ask us to reconsider. We may act without advance warning where urgently needed to prevent harm, fraud, security incidents or legal breaches. We will apply these powers reasonably, taking account of users’ rights and the circumstances.
We do not guarantee that all unlawful or inaccurate material will be detected before it becomes visible.
18. Privacy, cookies and notifications
Our Privacy Policy explains how personal data is collected, used and shared, including account information and dashboard conversations. Our Cookie Policy explains the use of cookies and related choices once that page is published.
Some emails, such as verification, security notices, enquiry alerts and important service notices, are necessary to operate the Website. Optional promotional emails are subject to applicable marketing law and the preferences described in our Privacy Policy.
Before publishing these Terms, check that the linked policy pages are live and reflect the actual Website configuration.
19. Site availability and service development
360 Park Homes is a live service that is being developed and improved. We may introduce or remove features, fix errors, perform maintenance or change how search, dashboards or directories work. We aim to keep the Website reasonably available but cannot promise uninterrupted or error-free operation.
For material changes affecting an ongoing paid contract, we will honour the applicable contract and provide notice, options or remedies required by law. We will not use a general Website update clause to remove a consumer’s existing statutory rights.
20. Responsibility and limits of liability
We take reasonable care in providing our own services. However, because third parties supply listings and conduct transactions outside the Website, we do not promise that every advertisement is complete, every user is trustworthy, any home will sell, any valuation estimate is accurate, or any proposed transaction will complete.
We are responsible for loss or damage that is a foreseeable result of our breach of contract or failure to use reasonable care and skill, subject to applicable law. We are not responsible for loss caused solely by inaccurate material supplied by an independent advertiser or by dealings between third parties where we have not breached a duty owed to you.
We do not exclude or restrict liability where doing so would be unlawful, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or your non-excludable consumer rights. Where a customer uses services wholly for business purposes, additional business-specific limitations may apply only to the extent lawfully and expressly agreed.
21. Reporting content and complaints
If you believe a listing is misleading, a profile impersonates a business, a review is abusive or a user is acting improperly, please email contact@360parkhomes.com and identify the page, account or content involved. Include relevant evidence where practical but avoid sending unnecessary sensitive information.
We will review complaints proportionately, may contact relevant users for information and may take moderation or safety steps where appropriate. For concerns about our handling of personal information, use privacy@360parkhomes.com. Complaints about a purchase of the home itself should be directed to the relevant seller or estate agency and, where necessary, an independent adviser or competent authority.
22. Closing accounts and ending use
You may stop using the Website and request account closure through available dashboard tools or by contacting us. Closing an account does not automatically cancel a separate paid subscription unless the relevant cancellation steps are completed, nor does it erase information that we lawfully need to retain.
We may suspend or close accounts for serious or repeated violations of these Terms, legal obligations, unresolved misuse or security reasons. We will act reasonably, taking account of paid service rights, and will notify you where appropriate and lawful.
23. Changes to these Terms
We may revise these Terms to reflect legal developments, security requirements or changes to our services. The latest version and effective date will be displayed on this page.
Where a material change affects an existing registered user or paid agreement, we will provide reasonable advance notice and any choice or consent required by law. Changes will not retrospectively deprive you of accrued rights or remedies. Continuing to use affected services after a validly notified change may indicate acceptance where legally appropriate.
24. Governing law and disputes
These Terms are governed by the laws of England and Wales, except where mandatory laws of another part of the United Kingdom apply to you.
If you are a consumer resident in Scotland or Northern Ireland, you retain the right to rely on mandatory consumer protections that apply to you, and to bring proceedings in courts available to you under applicable law. We encourage users to contact us first so that concerns can be reviewed and potentially resolved without court proceedings.
