Park Operator Terms & Conditions

Clear rules for operators claiming residential parks, managing accurate park information, advertising homes and responding to their communities.

Version 1.0Effective date: 20 October 2026United Kingdom

At a glance. Approved park operators can request access to the parks they genuinely own or manage. Where enabled, they can maintain their assigned park profiles, propose new park pages, advertise multiple homes and reply to comments on their own parks. Operator access does not allow control over residents' independent listings or the removal of genuine criticism.

These are park-operator-specific rules, used with the Website Terms & Conditions and Seller & Listing Terms.

1. Scope and acceptance

These Park Operator Terms & Conditions (“Operator Terms”) govern applications for, and use of, park-operator accounts and the associated features of 360parkhomes.com (the “Platform”). They apply to authorised owners, operating companies, site managers, designated representatives, and staff using an operator account.

They supplement our Website Terms & Conditions, Seller & Listing Terms, Privacy Policy, and any separately agreed terms for paid services. A person accepting these terms for an organisation must have authority to do so. The organisation is responsible for activities carried out through accounts it has authorised, subject to applicable law.

2. Who we are

The Platform is operated under the trading name 360 Park Homes by Ostend Company Ltd (referred to as “360 Park Homes”, “we”, “our” or “us”).

Legal company: Ostend Company Ltd
Company number: 17533666
Registered office: 167–169 Great Portland Street, 5th Floor, London, W1W 5PF
Registered in: England and Wales
Trading name: 360 Park Homes
General enquiries: contact@360parkhomes.com

3. The role of 360 Park Homes

360 Park Homes is a marketplace and information platform connecting park-home buyers, sellers, estate agents, residential parks, manufacturers and related businesses. A park page is an informational listing on our Platform; it is not a site licence, certification, accreditation or guarantee by 360 Park Homes.

We do not own or operate the parks described on the Platform, and the grant of a park-operator account does not appoint us as the operator's estate agent, legal representative or property manager. Sales, pitch agreements, licences, site operations and resident relationships remain the responsibility of the relevant parties.

4. Who can apply for an operator account

Applications may be submitted by a park owner, the business operating or lawfully managing a park, or a representative who has documented authority to act for them. An operator may manage one park or multiple parks where it has an appropriate connection and each assignment is approved.

Applicants must provide true and up-to-date information, potentially including the operating entity, trading name, business contact details, website, company information if applicable, park names and locations, the nature of their authority, and supporting evidence reasonably requested. False, misleading or impersonated applications may be rejected.

5. Application review and approval

Operator registrations, park claims and requests for management access may be reviewed by a 360 Park Homes administrator. We may request further evidence or contact an existing page administrator or another relevant party to assess a competing claim.

Approval means only that the relevant access has been authorised on our Platform. It does not verify planning permission, grant a site licence, certify fit-and-proper-person status, confirm title to land or establish compliance with housing, consumer or health-and-safety requirements.

We may revisit an approval following a material change, credible challenge, complaint or security concern. Access may remain restricted while we assess the evidence.

6. Claiming an existing park page

Some park pages may have been created by 360 Park Homes, members of the public or other authorised contributors before an operator registers. The operator may request to claim or be assigned a park page through the available process. The mere existence of an unclaimed page does not imply that it is run or endorsed by the site owner.

To claim a park, the applicant must demonstrate a genuine authority to manage its public park information. We may ask for appropriate proof of operation, management appointment or ownership. Sensitive supporting documents must be supplied through approved private channels, not uploaded into public comments or listings.

We can refuse, pause, reassign or revoke a claim where the evidence is insufficient, there is a competing credible claim or the assignment would mislead visitors. We may retain an accurate factual park page even if its operator does not wish to claim it, subject to applicable law and correction rights.

7. Creating new park pages

Where this function is available, an operator can propose a new residential park entry using the park-creation form. The submitter must check for an existing park entry first, accurately identify the park, and provide sufficient location and identification information to avoid duplicates or confusion between parks with similar names.

Newly submitted parks may be held for administrator approval or fact-checking. Creating a park record does not automatically approve its creator as the park operator or grant editing rights over a third party's page. We may merge duplicate entries, amend factual data or refuse publication.

8. Rights attached to an assigned park

An approved operator may, within the permissions made available to its account, maintain eligible information about only the park or parks assigned to that operator, display an operator identity and reply to comments on those park pages. Park assignments and permissions are controlled by 360 Park Homes.

Assignment of a park does not transfer legal ownership of the webpage, give control of independent property advertisers' accounts, grant access to residents' private messages or enable the operator to remove criticism at will. Administrative approval and site-wide moderation remain with 360 Park Homes.

9. Accuracy of park descriptions and information

Operators must keep submitted or edited information accurate and current, including the park name, county and address, operator identity, permitted use, amenities, access arrangements, contact options and any restrictions material to a prospective resident or buyer.

Material details must not be omitted or described in a misleading way. If a characteristic is unverified or disputed, do not present it as certain. Notify us promptly if a park closes, changes its name or operator, loses a relevant permission or materially changes how it may be occupied.

10. Planning permission, site licences and residential use

An operator is responsible for obtaining and maintaining all planning permissions, site licences, registrations, fit-and-proper-person approvals and other permissions required in the part of the UK where its park is situated. These obligations vary across England, Wales, Scotland and Northern Ireland and depend on the park's legal circumstances.

Do not advertise a park or pitch as a permanent residential home where only holiday or seasonal use is legally authorised. Mixed-use parks must make the residential or holiday status of relevant homes and pitches clear. The Platform does not determine whether a park, pitch or installation is legally suitable for year-round occupation.

Our acceptance of a page or listing is not a substitute for council checks, licensing evidence or independent professional advice.

11. Park rules, pitch fees and other charges

Information about site rules, pitch fees, review arrangements, utilities, service charges, any relevant residency or age conditions, and charges arising from transactions should be accurate, dated where useful and updated without undue delay. Do not describe discretionary rules as legal requirements or enforce restrictions that are unlawful or inconsistent with residents' rights.

Where an operator advertises a home, its information must clearly identify material ongoing and transaction costs where required. The operator must not make misleading claims about pitch-fee reviews, site-owner commission, utilities, guarantees or what is included in the sale price.

12. Residents’ rights and independent sales

Operator use of 360 Park Homes must not interfere with residents' statutory rights, including any applicable right to advertise, sell or gift their own home. Operators must not falsely claim a general right to approve prospective buyers or require a seller to use a favoured agent where the law does not permit that condition.

In England, different sale procedures may apply depending on when a resident acquired their home; statutory notices, prescribed forms and any legally permitted site-owner commission are matters for the parties to the transaction. Comparable rules can differ in other UK nations. We do not administer the legal transfer of pitch agreements or decide disputes about statutory rights.

An operator cannot remove or take over a resident's independent property listing solely because the home is located on its park. Credible concerns about misleading or unlawful listings should be reported for independent review.

13. Operator property advertising

Approved operators may, where the relevant feature is enabled, create and manage multiple property advertisements for homes they own or are authorised to market. Standard listings are currently free, but optional featured placements and other business products may carry fees presented separately.

An operator must have the authority to advertise each home, identify the seller or agent accurately, avoid artificial duplicate listings, and keep pricing, availability, condition, location and other material details up to date. All property advertising is also subject to our Seller & Listing Terms.

No particular number of enquiries, sale, search placement or business outcome is guaranteed. Reasonable technical, anti-spam and content-quality limits may apply.

14. Independent seller and estate-agent listings

A park page may display or link to homes advertised by residents, estate agents or other authorised sellers. Their own property advertisements remain under the control of their authorised account holders and 360 Park Homes, not automatically the park operator.

An operator may request correction of factual park attribution or report a listing that it reasonably believes is fraudulent, inaccurate or unauthorised. The operator must not impersonate an advertiser, demand private buyer-enquiry records, remove a lawful advert through a false complaint or claim that linking a listing to the park means the park endorses the seller.

15. Operator dashboard, staff and security

Where available, the operator dashboard may allow a designated manager to view assigned parks, maintain eligible profile fields, manage its own listings, respond to comments on assigned park pages and administer authorised users. Access depends on the tools and permissions made available at that time; planned functions are not guaranteed to be live.

  • Only genuine authorised representatives may receive manager or staff access.
  • Each user must protect their login credentials and must not share accounts or bypass role restrictions.
  • Managers must remove access promptly when a representative leaves or ceases to be authorised.
  • Staff must not access or alter parks other than those assigned to their organisation.

16. Resident comments and public reviews

Public park pages may contain comments, questions, ratings or reviews from residents, buyers and other users. Opinions expressed are those of their authors and may not reflect the views of 360 Park Homes or the operator.

Approved operators may reply on their own assigned park pages only, where the reply function has been enabled. Replies should be professional, factual and respectful. Operators must not disclose a resident's private personal information, threaten complainants, misrepresent a reply as an official ruling or use comments to harass anyone.

The right to reply does not include an automatic right to delete, edit, approve or suppress visitors' reviews or comments. Flag genuinely abusive, unlawful, private or demonstrably false content to 360 Park Homes for platform moderation.

17. Review integrity and fair moderation

Operators must not submit or arrange fake reviews, impersonate residents, secretly reward positive reviews, conceal material incentives, selectively pressure users to remove criticism or provide misleading review information. Any lawful incentive must be transparent where required.

We may moderate content to address spam, safety, privacy, abuse, demonstrably false claims and legal obligations; we do not promise to publish every submission or to remove lawful negative opinions merely because an operator disputes them. In assessing a report, we may seek relevant evidence and consider both the reviewer and operator's accounts.

We aim to operate review tools in accordance with applicable UK consumer-protection rules, including the rules against fake or misleading consumer reviews.

18. Photographs, descriptions and intellectual property

Operators may submit park photographs, logos, site maps, factual descriptions and related content only if they own the relevant rights or have permission to use and license them. Do not upload copyrighted material without permission, residents' personal correspondence, images intruding on someone's privacy or images falsely depicting the park or facilities.

By submitting content, the operator grants 360 Park Homes a non-exclusive, worldwide, royalty-free licence to host, display, format and promote that content in connection with the Platform and its related marketing while the content is published or otherwise lawfully retained. Ownership of the operator's original content is not transferred to us.

Operators must not use the logos, names or endorsements of unrelated park businesses, associations or accreditation organisations in a misleading way.

19. Enquiries, notifications and direct contact

Where an operator lists homes or receives authorised Platform enquiries, the intended process is for buyer and seller communications to remain within their authenticated 360 Park Homes dashboards. Service emails may notify an authorised account holder of a new message without including the buyer's private contact details or the enquiry contents.

Private account email addresses and phone numbers are not automatically exposed through the enquiry process. A user may choose to publish their own business contact details or disclose details to another participant. The operator must respect those choices and not attempt to extract private contact data by circumventing the Platform.

Dashboard messaging and notifications should be checked against the features actually enabled for each account. The Platform may adjust functionality for security or operational reasons.

20. Personal data and confidentiality

Our handling of Platform personal information is described in the Privacy Policy. An operator is independently responsible for complying with applicable data protection rules when it collects or uses residents', buyers' or employees' personal information for its own purposes.

Information made available solely to administer a park page or respond to a property enquiry must not be scraped, sold, used to build unrelated mailing lists or shared outside its authorised purpose. Operators should avoid placing personal data, ownership documents, payment details or sensitive complaints in public comment threads.

21. Marketing and public representations

Operators may link to an approved public park profile and refer to a genuine park claim accurately. They must not imply that 360 Park Homes has endorsed, inspected, ranked, licensed or certified a park, or that a park has exclusive control over other advertisers, without our specific written authorisation.

Promotional messages and any contact with prospective residents or buyers must comply with relevant consumer and direct-marketing laws. Unsolicited or misleading advertising, scraping visitor information and use of Platform messages for unrelated bulk marketing are not permitted.

22. Fees, upgrades and paid products

Creating a standard park page or submitting a standard property advertisement does not, by itself, establish a commission arrangement between the operator and 360 Park Homes. Standard listings are currently offered without a listing fee. Any optional paid products—such as profile enhancements, featured listings, advertising, subscriptions or other commercial services—must be identified with their applicable price and terms before purchase.

Where fees apply, the specific order, checkout or subscription terms govern payment, VAT, duration, renewals and cancellation, subject to applicable law. We will not assume an operator is enrolled in a paid service merely because a park page exists or has been claimed.

23. Operator obligations outside the Platform

Each operator is responsible for complying with the laws, site licence conditions, planning restrictions, written agreements, safety standards, utility resale rules, consumer-information duties and other obligations relevant to its parks and business activities. The rules and public authorities involved vary by UK nation and circumstances.

Where the operator is selling homes as a trader, it must not engage in misleading commercial practices or omit material information. Nothing in these Operator Terms overrides statutory resident rights, an applicable pitch agreement or the powers of a court, tribunal, council or regulator.

24. Corrections, disputes and complaints

An operator may report an inaccurate park record, impersonation, disputed claim, abusive review, incorrect home-to-park assignment or security concern by contacting contact@360parkhomes.com and identifying the relevant park page or listing.

We may request evidence from interested parties, correct factual content, add context, temporarily restrict disputed editing rights or take other proportionate action. We cannot decide property ownership, statutory pitch disputes or whether an operator has complied with every site licence obligation. Parties should use the relevant professional, regulatory, tribunal or court process where appropriate.

25. Moderation, restrictions and suspension

We may reject or remove misleading content, restrict replies, temporarily suspend a claimed park, revoke an assignment, deactivate staff permissions or suspend or terminate an operator account when reasonably necessary for fraud prevention, serious misuse, unresolved verification concerns, safety, security, legal compliance or repeated material breaches of these Operator Terms.

Where practicable we will explain concerns and allow an opportunity to correct the issue or seek reconsideration. Urgent action may be taken without advance warning where justified. A public factual park record or independently published seller listing may remain visible after operator account access ends.

26. Closure and changes in park management

Operators should notify us promptly when a park changes ownership, management company, principal representative or trading identity, and when they cease to manage an assigned park. A new owner or manager does not automatically inherit the previous operator's user accounts or private correspondence; a fresh verification or reassignment may be necessary.

On closure we may remove operator-specific access, retain limited records as lawfully required and maintain factual park information or third-party listings where appropriate. Optional paid services remain subject to their own cancellation and payment terms.

27. No warranties and limits of responsibility

Operators are responsible for the authority, accuracy and legality of content they submit, for their own parks and services, and for the conduct of authorised staff. The Platform does not guarantee uninterrupted operation, public ranking, reviews, property enquiries, completed sales, park occupancy, licensing outcomes or commercial results.

Nothing in these Operator Terms excludes or restricts liability that cannot lawfully be excluded, including liability for fraud, fraudulent misrepresentation, death or personal injury caused by negligence, or applicable statutory protections. Any separate commercial limitation agreed for a paid service applies only to the extent it is lawful and validly incorporated.

28. Changes, governing law and jurisdiction

We may amend these Operator Terms to reflect changes in services, relevant laws, safety, security or business arrangements. We will publish the revised version and effective date and provide appropriate notice or seek renewed acceptance where legally required for material changes.

These Operator Terms are governed by the laws of England and Wales, subject to mandatory legal provisions and jurisdiction rules which cannot lawfully be excluded. Operators must also comply with the rules applying in Scotland, Wales or Northern Ireland where they manage a park.
