Contractor Terms & Conditions

Clear rules for contractor registrations, paid profiles, professional claims, customer enquiries and services advertised to the park home community.

Version 1.0Effective date: 20 October 2026United Kingdom

At a glance. Contractors can apply to advertise relevant services on 360 Park Homes, subject to the applicable approval process and any clearly disclosed paid-profile requirements. They remain responsible for qualifications, insurance, safety, advertising accuracy and all work arranged with their customers. A Platform approval is not an independent guarantee or trade certification.

These conditions sit alongside the Website Terms & Conditions, Privacy Policy and the terms accepted for an optional paid service.

1. Scope and agreement

These Contractor Terms & Conditions (the “Contractor Terms”) apply to tradespeople, service providers, surveyors, maintenance businesses and their authorised representatives using contractor registration, public profiles, advertising or related services at 360parkhomes.com (the “Platform”).

They supplement our Website Terms & Conditions, Privacy Policy and any additional terms expressly agreed for a paid product. A representative who accepts these terms confirms their authority to act for the relevant business. Mandatory legal rights and duties take priority over any conflicting term.

2. Who we are

360 Park Homes is the trading name used by Ostend Company Ltd (referred to as “360 Park Homes”, “we”, “our” or “us”).

Legal company: Ostend Company Ltd
Company number: 17533666
Registered office: 167–169 Great Portland Street, 5th Floor, London, W1W 5PF
Registered in: England and Wales
Trading name: 360 Park Homes
General contact: contact@360parkhomes.com

3. Our role: an independent directory, not the contractor

The Platform helps people and businesses discover providers of services relevant to residential parks and park homes. It is a directory and advertising service. Unless explicitly agreed separately in writing, we do not quote for, instruct, manage, supervise, certify or carry out contractors’ work.

Any survey, site visit, quotation, contract, deposit, repair, installation, guarantee or related dispute is between the customer and the contractor they appoint. Appearing in the directory, receiving administrator approval or purchasing a promotional feature does not mean that 360 Park Homes recommends, insures, accredits, guarantees or independently verifies the quality of a contractor’s work.

4. Who may apply

Applications should be made by a genuine trading business, sole trader, partnership, company or an authorised business representative. The account holder must be at least 18 and must have authority to advertise the business and accept these terms.

Applicants must identify their actual trading status and role. A lead generator, intermediary or subcontracting agency must not misleadingly present itself as the business personally carrying out the work. We may ask for a legal or trading name, business address, contact details, company or VAT details where applicable, service categories, areas covered and supporting evidence.

5. Registration, evidence and review

Contractor applications, supporting documents and public profile changes may be reviewed by an administrator before publication. We may request further information, ask for corrections, restrict categories or decline an application where we have reasonable concerns about accuracy, authority, security, suitability or compliance with these terms.

Our checks are not a substitute for customer due diligence. Even if we check certain documents, we do not promise to perform comprehensive background screening or continuously verify qualifications, insurance, trading history, workmanship or regulatory status. An “approved” account reflects Platform access decisions only, not a government or professional accreditation.

6. Paid registration and approval status

Certain contractor profile, directory or promotional functions may require a purchase or active subscription. The exact eligibility criteria, price, benefits and time at which charges arise must be displayed in the relevant registration or checkout journey.

Making payment does not itself secure approval or guarantee that a public profile will be published. Where payment precedes manual review, an application can remain pending until reviewed; any refusal and related repayment or cancellation will be handled under the terms disclosed at checkout, this document and applicable law. We will not treat a refused application as an entitlement to retain payment without regard to the service actually supplied and legal rights.

7. Accuracy of public profiles and service categories

Contractors must keep business names, descriptions, service areas, contact details, opening arrangements, services, operating status and public information accurate and current. A contractor must not claim to have a branch, local presence, workforce, trade specialism or manufacturer authorisation that it does not have.

Where a feature permits, businesses may choose to publish their own telephone number, email address, website or social account. Private account contact details are not automatically public. Contractors should promptly update a profile if they stop offering a service, relocate, close, change ownership or lose a relevant qualification or permission.

8. Skills, certifications, licences and professional claims

Contractors are responsible for possessing and maintaining the skills, knowledge, experience, training, registration, licences, authorisations and competent supervision required for the services they offer. Requirements differ by activity and jurisdiction and may apply to regulated electrical, gas, asbestos, waste, drone or other specialist work.

Names of schemes, qualifications, memberships, accreditations, approvals and logos must be truthful, current and used with the necessary permission. A qualification covering one person, activity or business must not be presented as covering different work. Supporting evidence may be requested and unsubstantiated claims may be removed.

9. Insurance and financial responsibility

Contractors must maintain any insurance required by law and appropriate cover for the work they undertake, considering potential public liability, employers’ liability, professional indemnity, product liability and specialist risks where relevant. They must not claim insurance, limits or warranty backing that they cannot substantiate.

Customers should check that a contractor’s insurance, named insured party, scope, exclusions and limits are suitable for the proposed work. Insurance claims on a profile are supplied by the contractor unless clearly stated otherwise; 360 Park Homes does not underwrite or warrant the policies or automatically check them throughout their lifetime.

10. Health, safety and work planning

Contractors are responsible for safe planning, supervision and delivery of their own work, including appropriate risk assessments, method statements, equipment, competent people, permits and safe access arrangements. Where applicable, they must comply with the Construction (Design and Management) Regulations 2015 in Great Britain and equivalent or other applicable rules elsewhere.

They must consider risks to residents, visitors, staff, neighbours and the public, as well as people performing the work. Advertising on 360 Park Homes does not transfer any statutory duty of the contractor, client, designer, site operator or other dutyholder to us.

11. High-risk and specialist activities

Work involving asbestos-containing materials, roofs or work at height, electrical systems, gas, structural alterations, lifting operations, hazardous substances, confined spaces, drones or similar hazards must be undertaken only where legally permitted and with appropriate competence, controls and authorisations.

Contractors must not advise, advertise or undertake work that would be unlawful or unsafe in the relevant circumstances. Statements about “asbestos removal”, “certified electrical work”, “surveys” or similar specialist services must identify material restrictions and not imply qualifications or lawful permission that are absent.

12. Park-site access, permissions and residents

Working on a park home or residential park may require the resident’s consent, site-owner or operator access arrangements, safe delivery routes, relevant permissions and consideration of site rules. Contractors must establish the correct instructions and permissions before work starts and must respect residents’ rights and the terms of relevant agreements.

Being shown in an area of the Platform or linked to a park does not grant a contractor a right to enter that park or approach its residents. A claimed association with a park operator, manufacturer or estate agent must not be made without authority.

13. Quotations, surveys and scope of work

All descriptions of offered services and initial price indications must be accurate. Before a customer is committed, the contractor should explain, as applicable, the intended scope, exclusions, site survey requirements, materials, access, waste removal, timing, potential variations, subcontracting, guarantees and who the contracting parties are.

Contractors are responsible for any legally required pre-contract information and for ensuring quotations, written terms and statements about the work are not misleading. A directory profile, short enquiry or illustrative starting price does not by itself amount to a firm quotation by 360 Park Homes.

14. Prices, VAT, deposits and changes

Advertised prices, “from” prices, call-out charges, inspection fees and any subscription or project prices supplied by a contractor must be genuine and must not omit material mandatory charges. VAT and other taxes must be presented in accordance with the rules applicable to the proposed customer and advertisement.

Any deposit, staged payment, cancellation charge or change-order mechanism agreed with a customer is a matter for the contractor’s own compliant contract. 360 Park Homes does not collect or safeguard customer deposits for contractor work unless a separate service is expressly introduced and accurately described.

15. Customer contracts and statutory rights

The contractor, not 360 Park Homes, is responsible for the services it agrees to supply, its workforce, subcontractors, materials, workmanship, remedying defects, guarantees and contractual or statutory duties owed to the customer.

Business users must comply with relevant consumer protection rules when serving consumers, including applicable obligations concerning reasonable care and skill, information, pricing, cancellation and fair terms. Nothing in these Contractor Terms is intended to remove or restrict a customer’s mandatory rights against the contractor providing the work.

16. Staff, subcontractors and representatives

Contractors are responsible for the acts and omissions of their staff, agents and subcontractors and must verify that any person they engage is competent and appropriately authorised for the work assigned. A subcontractor’s insurance or qualifications must not be falsely attributed to the profile-holder.

Where customers reasonably need to know whether the work will be carried out by the advertising business, an associated company or a separate subcontractor, that relationship should be made clear. Business accounts may only be used by authorised users through functionality provided for that purpose.

17. Enquiries and private messaging

Where the relevant Platform functionality is available, enquiries and replies are intended to be handled through authenticated 360 Park Homes dashboards. General notification emails to recipients should not include a customer’s private contact details or the substance of a private enquiry. The presence of a profile does not guarantee that every enquiry or messaging feature is available for every account.

We do not automatically disclose private registration details simply because an enquiry is sent. People may voluntarily choose to share their own contact details or may use contact information the contractor has deliberately published. Once they choose to communicate outside the Platform, those conversations are not controlled or stored as Platform messages.

18. Personal data and use of leads

Our handling of personal data is described in the Privacy Policy. Contractors who independently receive or process enquiries and customer information are responsible for their own lawful processing, security, privacy notices and retention practices where applicable.

Do not scrape visitor details, sell enquiry information, share it for unrelated marketing or use it for unsolicited electronic direct marketing contrary to data protection and PECR requirements. Information received for a quotation or customer service must not be repurposed without a lawful basis.

19. Photographs, project claims and intellectual property

A contractor may upload photographs, case studies, videos, certificates, customer comments and logos only where it has the necessary rights and permissions. Project photographs and descriptions must not misrepresent who completed the work, its location, the client’s endorsement or the actual result. Protect residents’ identities and private details.

By submitting content for Platform display, the contractor grants us a non-exclusive, royalty-free licence to host, reproduce, adapt for formatting and display it in connection with operating and promoting the Platform and the submitted profile, subject to applicable law and our privacy commitments. The contractor retains ownership of rights it holds.

20. Honest advertising and endorsements

Statements about “best”, “approved”, “fully insured”, membership, awards, years of experience, savings, service guarantees or results must be supportable and not misleading. Sponsored prominence, featured treatment or payment does not establish an objective quality ranking or independent endorsement.

Contractors must not use third-party trade association, government, manufacturer or park logos to suggest approval without permission. They must not impersonate a consumer or make false representations about a relationship with 360 Park Homes.

21. Genuine reviews and complaints about work

Contractors must not create or commission fake reviews, conceal incentives, manipulate ratings or seek the removal of genuine negative feedback solely because it is unfavourable. Any invitation to review work must be fair and must not pressure residents or customers.

We may investigate reports of fabricated, abusive, defamatory or privacy-invasive submissions and act in accordance with applicable law and Platform rules. Where public reviews or response tools are provided, a contractor’s ability to respond does not give it a right to erase lawful independent criticism.

22. Paid profiles and optional promotional products

Contractor accounts may include a free registration stage and paid access or upgraded public profile features. The actual features, price, duration, billing currency, taxes, approval conditions and renewal status are those clearly shown at the time of purchase. Do not assume that a particular tier, free trial, profile badge or promotional feature is included unless the order states so.

Promotional products may change the visibility or presentation of a profile but do not purchase favourable reviews, guaranteed leads, exclusivity over an area or park, or a professional accreditation. We may label advertising or sponsored placements to maintain transparency.

23. Payment, renewals and cancellation

Where offered, purchases and subscriptions may be processed by Stripe or another disclosed payment provider. Before payment is taken, the checkout should state the amount, billing interval if recurring, any applicable minimum term, timing of commencement, method of cancellation and material conditions.

A contractor may request cancellation through the means provided with the product or by contacting contact@360parkhomes.com. Cancellation of future renewal and any refund or pro-rata entitlement depend on the purchased service, the disclosed contract and mandatory law. We do not claim that all payments are non-refundable or that a subscription automatically renews unless this was transparently agreed.

24. If an application is rejected or a service is withdrawn

When a paid application is refused before the purchased service begins, any payment taken will be assessed for return under the applicable contract and law; we will not simply treat payment as a non-refundable approval fee without clear, lawful prior disclosure. Please contact us if your application is declined and the payment position is unclear.

Where we suspend or terminate a live paid feature, we will consider the reason, any service already provided, the terms disclosed at purchase and applicable refund rights. A fraud or serious misconduct concern may justify immediate restriction while a review takes place, without limiting non-excludable legal rights.

25. Search placement, traffic and results

Directory order, categories, geographic searches, availability and profile features may change as the Platform develops. We do not guarantee a particular search position, profile impression count, referral rate, enquiry volume, conversion, contract award or financial return.

Any available analytics may provide approximate engagement or performance information; it is not a warranty that a particular visitor was a genuine buyer or that a marketing action will produce work. Display labels should not imply independently verified results unless that verification occurred.

26. Accounts, access and security

The account holder must keep access credentials secure and must use designated staff-management tools, where provided, rather than sharing credentials indiscriminately. It must promptly report suspicious access, impersonation, changes to responsible staff or unauthorised profile editing.

Contractors must not register duplicate accounts to evade sanctions, submit content through unauthorised agency accounts or claim another business profile without authority. Profile management permissions can be revoked where ownership or identity is disputed.

27. Prohibited conduct and misuse

Contractors must not post false or unlawfully discriminatory claims, advertise prohibited or unsafe services, harass users, send spam, publish others’ private information without authority, distribute malware, attempt to bypass security controls or manipulate statistics, reviews or listings.

We may set reasonable limits on content, communications or account activity to protect users and the operation of the Platform, including taking prompt action where a credible immediate safety concern is raised.

28. Review, moderation and suspension

We may ask for evidence, request corrections, refuse a submission, withhold publication, unpublish misleading claims or restrict an account if reasonably necessary for safety, legal compliance, user protection, anti-fraud work, security or serious or repeated breaches.

Where practical we will explain a material restriction and provide a way to raise a correction or complaint. We may act immediately when there is credible urgency. Removing access to edit a profile does not necessarily require deletion of accurate, lawfully held public directory information.

29. Reporting problems and disputes

For an issue with a contractor’s Platform profile, incorrect business information, suspected impersonation, payment for a 360 Park Homes service or breach of these terms, email contact@360parkhomes.com with the profile link and details.

Disputes about workmanship, project safety, defects, job payments or guarantees should normally be raised directly with the actual contractor and, where relevant, a regulator, insurer, competent authority or available dispute-resolution scheme. We may assist with records in appropriate cases but do not adjudicate private repair contracts or take responsibility for deciding technical faults.

30. Leaving, changing ownership and records

Contractors must tell us about changes in legal identity, ownership, main business details or cessation of trade. A sale of the contractor’s business does not automatically transfer profile control or a paid account; we may require fresh identity and authority checks.

On closure, editing rights and paid features may end. We may retain records where necessary for contractual, regulatory, security, dispute or accounting reasons, as explained in our Privacy Policy. An independently maintained, factual directory reference may remain where lawful, even after a managed account closes.

31. Responsibility and limits of liability

Contractors are responsible for their own legal compliance, representations, contracted work, workers, subcontractors, customer information and dealings. We use reasonable efforts to operate the directory but cannot guarantee uninterrupted availability, constant data accuracy or suitability of any independent contractor.

Nothing in these Contractor Terms excludes or restricts a liability that cannot lawfully be excluded, including liability for fraud or fraudulent misrepresentation or for death or personal injury caused by negligence. Any specific caps or limitations relating to paid products must be clearly agreed and are effective only to the extent permitted by law.

32. Changes to these terms and governing law

We may update these terms for legal, security, operational or product changes. A new version and effective date will be published, with notice or renewed agreement where required for material changes to an existing contractual relationship.

These terms are governed by the laws of England and Wales, subject to mandatory rules that cannot lawfully be displaced. Contractors operating in Scotland, Northern Ireland or elsewhere remain responsible for duties specific to their locations and types of work. Nothing here removes mandatory consumer protections.
